NATHAN A. MILEY SENIOR COMMUNITY, Oakland, CA

This project is a complete adaptive re-use of a vacant office building located in Eastmont Town Center in East Oakland. Itself a shopping center robbed of its vitality, over the past several years Eastmont has been rehabilitated as a community town center, with a library, senior center, job and training center, police station, and transit center to go along with retail. The new senior housing center is thus adjacent to important services for its residents.

The Scope of Work included a complete gut and rehabilitation, including new seismic reinforcing, and all-new mechanical, electrical, and plumbing systems. A new, protected garden was carved out of portion of the under-utilized existing parking lot. The project was accomplished under an extremely tight time-frame, and for approximately $600,000 less than if the building had been demolished and replaced. The re-use also saved considerable waste from going to landfill.

Program: Adaptive re-use of an existing, vacant office building into 67 units of affordable, senior rental housing, with community room, offices, service spaces, and landscaped grounds.
Construction Type: 4 story hybrid construction.
Funding: 9% Tax Credits and local funding.
