CARQUINEZ VISTA MANOR, Crockett, CA

The result of extensive community-based design sessions, this affordable apartment building for Senior Independent Living serves as the anchor of one end of the two-block long main shopping street of the small town of Crockett. Form, massing, and transitions in color and materials break the scale of the building into contextually sized parts, as the building morphs between the commercial buildings of the downtown and adjacent single family homes. The corner element mirrors a new public plaza at the other end of downtown, and contains sunny public spaces where seniors can meet and view activity along the street. This attention to context was recognized with a “HOME Best Practices Award” from the National Association of Local Housing Finance Agencies for the way the building is integrated within its community. Carquinez Vista Manor was developed under the strict budgetary and procedural restrictions of HUD 202 financing.

Program: 37 units, Senior Independent Living, with common rooms and services, lower level parking, landscaped courtyard encompassing 28,500 sq. ft. of conditioned space and 8,500 sq. ft. of parking & service space.
Construction Type: Three story Type V-1 One Hour, wood frame over a one story, Type 1 concrete parking podium.
Funding: HUD 202 and CDBG funding.
