Senior/Special Needs Housing | Trenton Terrace
  • From the corner, the building transitions from the "urban" to the "village" flavor, tapering down to blend with the surrounding homes.
  • The main corner and entry is part of the urban-flavored center of New Columbia.
  • The "urban window" visually extends the park through to the heritage tree. It is constructed from a series of inexpensive nail-on windows.
  • Interior of the urban window and one of the informal gathering places throughout the project.

"There’s magic in this place."

~ Steve Rudman, Executive Director of the Housing Authority of Portland

"A tremendous community is building here…Larry’s hand is all over this project."

~ Jonathan Trutt, NWHA Director of Development and Project Manager

TRENTON TERRACE, Portland, OR

Part of the New Columbia HOPE VI project, Trenton Terrace is a 66 unit apartment building for Senior Living, and a pioneer of the HUD 202 “Mixed Finance” program.

The building is built around a heritage tree, with a narrow, transparent link between wings that visually extends the adjacent park through the building to the tree. Massing, materials, and color shift from the Main Street corner finished with brick and rainscreen cladding, with metal trim and public art (an “urban” flavor) to typical cementitious lap siding, pitched roofs and projecting bays (a “village” flavor) that blends with the residential nature of the surrounding neighborhoods. The large community room, with catering kitchen and public restrooms, can be configured to be used just for residents or for the neighborhood. In either case, privacy and security for the residents is preserved. The building’s sustainable character earned it a $50,000 “Green Communities” grant from the Enterprise Foundation.

Program: 66 units, Senior Independent Living, with common rooms and services, extensive landscaped terrace and grounds.
Construction Type: 3 story, Type V-1 Hour construction.
Area: 55,378 sq. ft.
Completed: 2007
Client: Northwest Housing Alternatives
Award: "Green Communities" award and $50,000 grant from the Enterprise Foundation
