  • Contemporary detailing honors the historic Victorian rowhouses across the street.

  • A view past the new townhomes to one of the history Victorians. Though much smaller than the historic houses, the forms and scrolling of the new homes provides them with a complimentary presence.

MANDELA GATEWAY TOWNHOMES, Oakland, CA

These affordable for-sale townhomes, part of a larger HOPE VI project, serve as a buffer between an existing neighborhood and higher density rental housing and commercial space, all or which is a Transit-Oriented Development adjacent to the West Oakland BART station. Though they have a contemporary feel, the townhomes compliment an historic row of Victorian homes across the street, appearing taller than their two stories, with portions elevated a half story up with raised entry porches and clerestories above. To further preserve the quaint nature of the street, parking is off a rear alley which doubles as parking access to the larger rental housing portion of the project. Two floor plans provide choices for different family types, including flat arrangements for persons with mobility impairment.

Program: 14 units, affordable townhomes, including private yards and garages.
