BELMONT VILLAGES, Sunnyvale, CA

This 100,000 square foot market-rate senior assisted living project also contains a small residence for persons with Alzheimer's/Dementia, a restaurant-styled dining hall, and medical offices. Working within the City's development restrictions, the client's demanding space requirements and tight time frame, Larry quickly produced this schematic design, which met all criteria, earning rapid Planning approval.

The client dictated the Mediterranean image. In order to break down the mass of the building and give it a “rambling” quality inherent in classic examples of that style, Larry expressed stair and balcony towers as separate buildings, varied cornice lines, and used over-sized windows and railings.

To insure that the lowest cost for this 100,000 square foot building was achieved, the Schematic Design included rudimentary structural drawings for both poured-in-place concrete and a structural steel/light gage steel hybrid.

Program: 100,000 sq. ft., 96 unit market-rate Assisted Living Residence including an Alzheimer’s/Dementia wing, dining and other support facilities, separate medical offices.
Construction Type: Four stories, Type 1 (concrete) construction.
Funding: Conventional financing.
