FARGO SENIOR CENTER, San Leandro, CA

Fargo is an extensive rehabilitation of an existing four-building senior independent living apartment project built in 1971. The structures exhibit evidence of significant water damage, and are not up to Code regarding accessibility and energy performance. The work will occur in four phases (one for each building), and occupants will be temporarily relocated so that the building under construction will be vacant. The scope of work includes:

  • Complete new building envelope, including new roofing, new exterior insulation (the existing project has no wall insulation), new sheathing, new siding, and new energy-efficient windows and doors.
  • New non-combustible, non-rotting, and low maintenance balconies of structural steel, pre-cast concrete, and aluminum guardrails.
  • New exterior stairs.
  • Add a new, fully-accessible elevator and refurbishing of the existing one.
  • Make all common areas accessible, including all connecting paths-of-travel.  New and re-configured common area restrooms and kitchen are included.
  • Convert a minimum of 5% of each type of residential unit to full accessibility per current requirements.
  • General refurbishing of interiors, including new kitchen cabinets at all non-converted units.
  • Upgrade and increase the electrical service, including individual metering to all units, new lighting, and new, highly efficient heat pump cooling and heating.
  • New accessible parking spaces, upgrade of walkways to eliminate accessible obstructions, general landscape improvements.

MA’s use of state-of-the-art 3D modeling software allowed us to do a credible 50% set of Construction Documents in a short period of time to maximize points for competitive funding applications.

Program: Under construction. Scheduled completion Fall, 2013
Construction Type: 2 story, Type V One-Hour construction over slab-on-grade and full basement foundations.
Funding: AHP, MHP funding and 4% Tax Credits.
Client: Christian Church Homes.
Project Status: Scheduled to begin construction in August, 2007.
